Voted The Best Sealcoat Contractor In Houston, Texas
Sealcoating your parking lot, driveway or roadway is the best form of maintenance you can do for your asphalt surface. Not only will applying a sealcoat make your parking lot or drive look brand new again, but it will also protect the surface for years to come.
We are your superior seal coating asphalt paving, asphalt repair and asphalt sealcoating service for the entire Houston Metropolitan area. If you are in need of an asphalt seal coating contractor we would be glad for you to call on us to help service your project. We have been in the business for years, and our experience shows when it comes to the quality of work you will receive from our crew. Not only will we come do a spectacular job but we will help educate you on all things related to asphalt, maintenance, and repair. It is very important for you to understand that both the asphalt base and sealcoating top coat are considered to be wearing surfaces of your parking lot or driveway. In comparison, asphalt is expensive, and sealcoating is inexpensive, we are talking big bucks for asphalt repair compared to pennies to apply a sealcoat. Once you understand how wear and tear occur on the blacktop you will understand the benefit of having a sealcoating applied. Keep in mind that abrasion (the wearing down of the top layer) occurs on the driving surface every time a vehicle turns its wheels, and every time your sweeping vendor sweeps the lot. Over time, this abrasion will mean that the thickness of your asphalt decreases resulting in loss of life for the surface. So you have a choice, either let the abrasion occur to the very expensive asphalt surface, or apply the protective top layer sealcoating and allow the abrasion to occur to the inexpensive seal coat protector. As you can see sealcoating allows you to protect your investment, and over time will actually save you money. We use the best asphalt sealers on the market today. We feel that by using top-quality products and equipment, we are giving you the best value, and the best protection for your investment. As with any other type of project, using the highest quality products will always produce the best results. |

Sealcoating is a barrier that is placed on top of your pavement area that acts as a protective seal to weatherproof the top layer. Think of seal coating your asphalt in the same way you understand staining and sealing a wooden fence. Adding this top-coat layer provides protection against deterioration, the sun’s UV rays and oxidation which all causes raveling. Instead of your actual pavement deteriorating the sealcoat will wear away leaving the underlying pavement unharmed and in quality condition. Adding a sealcoat to the top layer of your pavement will prolong the life of your driveway or parking area. If you have cracked asphalt, it helps to seal small cracks with an asphalt crack filler, which could later turn into larger cracks. By sealing these cracks you help prevent water from seeping through the cracks down to the base material, which over time is very bad for your asphalt lifespan.
It is best if you install the sealcoat barrier within the first 1-2 years of having your asphalt installed, and then continue applying sealcoating on a regularly scheduled maintenance schedule. At a minimum, you should wait 90 days for the asphalt to cure prior to applying a seal coat. If you do not allow the asphalt to cure before applying the sealcoat the surface will stay soft for a long time resulting in denting caused by heavy objects. Once a seal coat has been applied, keeping up with this regularly scheduled maintenance can literally double the life of your pavement.
Not only does sealcoating add a protective layer, it will also restore the surface back to a brand new appearance that is jet black and looks amazing. It is a very inexpensive and easy way to revive your driveway from dull to amazing in appearance. Not only does the blacktop now look great, it will make your parking lot striping look amazing too. The dark colored seal coat against the newly painted lines make your lot look brand new.

The Most Important Step For Asphalt Sealcoat Application
PREPARATION
Most Important Step for Asphalt Sealcoat Application
Being professional asphalt sealcoat contractors we take pride in our work and we have many years of experience under our belt. You may think that the applications of the product are the most important step, but you would not be fully accurate. Although using the best quality products, and having great knowledge and equipment to properly apply the product is important, it is the actual preparation step prior to installation which is the most important step when it comes to applying a sealcoat. If you are not working with a properly cleaned and prepared surface the sealcoating installation will be flawed, and the results will be less than desirable.
As a professional, we will make sure that all dirt, oil stains, grease, grime, weeds, moss, mold, vehicle fluids, and any other debris are cleaned from the pavement surface prior to sealcoating. This is done to ensure the best adhesion, and also to ensure a long lasting strong surface. Depending on the situation we have the equipment to do the job. We may use pressure washing, a heat lance, sweepers or a combination of all, depending on the condition of the surface we are about to seal coat.

Asphalt Sealcoating FAQs
Will Sealcoating My Damaged Parking Lot Make It Like New Again?
No, unfortunately, if your asphalt parking lot is old, damaged and has been neglected in the past then sealcoating may not be the best option for you in this situation. Asphalt sealcoating is used as a preventative measure in advance of damage and deterioration. Our professionals can give you a free evaluation to let you know the status of your current lot, and if sealcoating will help you prolong the life of your lot.
If you do have an older parking lot that has been seal coated in the past, then a crack fill process will need to be completed and applied where needed in order to help slow down the deterioration process prior to a new layer of sealcoat being added.
Larger cracks will be filled with a rubberized crack sealer that is heated and then poured into the crack. This allows the sealant to fill the cracks completely, and adhere to the sides of the existing crack. The rubberized material will be able to expand and contract with temperature changes, as well as shift with the base as needed. The sealer also acts as a water barrier that will prevent water from seeping into the large crack down to the base material. If the cracks are less than 1/4” we will not be able to fill them, and the sealcoating may or may not fill these smaller cracks. So keeping an eye on these smaller cracks will be essential. Again this is for asphalt areas that were not fully maintained originally, and you are trying to salvage a costly repair if possible. If you have maintained your asphalt from the beginning then cracks of this nature should not be an issue for you. Our professionals will alert you to these types of issues and we would be glad to discuss a regularly scheduled maintenance program to continue maintaining the integrity of your surface.
