Think of seal coating your asphalt in the same way you understand staining and sealing a wooden fence. Adding this top-coat layer provides protection against deterioration, the sun’s UV rays and oxidation which all causes raveling. Instead of your actual pavement deteriorating the sealcoat will wear away leaving the underlying pavement unharmed and in quality condition. No, unfortunately, if your asphalt parking lot is old, damaged and has been neglected in the past then sealcoating may not be the best option for you in this situation. Asphalt sealcoating is used as a preventative measure in advance of damage and deterioration. If the cracks are less than 1/4” we will not be able to fill them, and the sealcoating may or may not fill these smaller cracks. So keeping an eye on these smaller cracks will be essential. Again this is for asphalt areas that were not fully maintained originally, and you are trying to salvage a costly repair if possible. If you have maintained your asphalt from the beginning then cracks of this nature should not be an issue for you.
